The Situation

When Governor Newsom issued the Stay-at-Home Orders in the early stages of the Covid-19 outbreak, we assumed our real estate practice would enter a temporary hibernation. Indeed, The Orders initially demanded so. Soon after, however, our industry, fortuitously, was deemed “essential.” As long ascertain strict protocols were adhered to, we could begin to show and sell property again.  

Just before The Orders kicked in and the severity of the virus was realized, our client tasked us with sourcing a very specific property. The assignment was a difficult one because the housing inventory is very low and their criteria was very specific -- the property had to be off market, it had to have an ocean facing large yard with pool, and it had to be modern construction.

The Solution

We knew this was going to come down to leveraging our relationships to find our clients their ideal property in La Jolla. After weeks of combing through our thousands of contacts, a property emerged. And it was just what they were looking for.

We made arrangements to view the home, and our clients fell in love with the spectacular modern estate that was recently improved with an inifinity edge pool overlooking the Pacific Ocean.

Our clients wanted the home but "felt it was overpriced".

Under the vice of the necessary but onerous coronavirus rules that were popping up and changing almost daily, we crunched numbers, analyzed comparative sales (both on and off market), dug deep to try and get a handle on a turbulent macro-economy that didn’t know what to make of the lockdown and wrote an offer that we found to be fair and reasoned in light of the facts.

It was a no-go. Too low.

Over the course of the next few weeks, we negotiated a deal that all parties agreed on and entered escrow.

The Results

Always trust your instincts. Throughout the sale, there were several times where it seemed the deal would not come to fruition. Both parties motivations aligned, and we made the happen.

Effective agents show their value through relationships. As my client told me time and time again, he had access to all the same search tools I had and knew exactly what was on the market. If it wasn’t for our extensive network of contacts, this property and opportunity would have never presented itself.

Our clients are happy to call this residence their new home, and we were honored to put the deal together.
